A VISIT to this CBD-fringe home is many things at once: fun, impressive, and a trip back in time.
The fun part is related to its feel. There is a warmth here that is immediately welcoming; and that’s a feature that will appeal to every buyer demographic.
Impressive? The quiet peacefulness, the sunny position, the river view from the back deck, and the flexible floorplan of four bedrooms or three plus a home office workspace — there is a lot to like.
Time travel? That’s the collection of fabulous old world features that have been well-preserved, cared for, and highlighted by the current owners.
For View Tasmania principal Rod Krstic, No. 9 Glebe St has been an absolute pleasure to show to potential buyers.
Since launching the property to market, he has shown dozens of people through the 1925-built house at multiple open homes.
He said the reaction has been sensational, in particular from young professionals.
“Glebe is a highly coveted suburb by people that work at the hospital or in the city,” he said.
“They are so close here, they can walk to work, or when they have time off the Hobart waterfront or North Hobart are an easy walk from Glebe.”
Mr Krstic described No.9 as a home with abundant original features. And it starts from the very front of the house.
Skip up the half-dozen steps to the veranda and then pop around the corner to discover a riot of colour in the stained glass windows. They are peppered throughout the near century-old home.
Beyond the front door, the first thing that catches the eye is the gorgeous fretwork. It’s impossible to miss and a beautiful example of the architecture that’s showcased here.
Mr Krstic said the home offered attractive ornate fire surrounds, high ceilings, picture rails, ceiling roses, and highly polished timber floors — prime examples of a bygone era.
“The home has been lovingly refurbished and maintained,” he said.
“The owner has lifted carpet to expose the timber floors, closed a space to better define the living room, and installed a second bathroom. That’s a feature that will always be handy.
“He has taken the time to source pieces that fit the era of the home, like the lovely light fittings.
“He’s also created a fantastic rear courtyard, including recycling what was a pile of bricks and using them in the garden retaining walls.
“It is a great space, directly off the kitchen, that is certain to appeal to people who like to entertain.”
No.9 was built of solid double brick, set amid well-tended gardens in a quality homes area.
Off the central entry hall there are large, luxurious bedrooms on either side. Both front rooms have bay windows and views of Mt Wellington/kunanyi.
Further along the hall, guests will discover two more bedrooms — one well suited to use as an office or study, with an ensuite/laundry.
On the other side of the home is the main living room, a light-filled kitchen and dining space and access to the courtyard garden and raised rear deck. The oasis will be ideal for family get-togethers or alfresco dining.
In the living room there is an open fireplace and another beautiful bay window.
One or two living areas and three or four bedrooms — each with their own appeal such as ensuite, bay window, open fire or leadlight windows — there is plenty to enjoy here.
A bonus this close to the city, the property has off-street parking available for up to three cars, end-to-end.
Mr Krstic said Glebe was one of those suburbs where people moved in then never wanted to leave.
“Often there are only a handful of sales here in a year,” he said.
“Homes of this quality, charm and style in this suburb are rarely available for purchase.”
No.9 will be sold at auction on January 27, if not sold prior.
Mr Krstic said this home was the type of property that will always be highly sought after, which makes it a good fit for an auction campaign.
“An auction is also a transparent way to sell,” he said. “It affords people plenty of time to get their ducks in a row, seek a building inspection if they wish, and to feel comfortable that they are paying the market price.”
Glebe is a five-minute walk to the Hobart CBD, the Royal Hobart Hospital, 10 minutes to the Salamanca waterfront, into the heart of the city or to the vibrant North Hobart restaurant strip.
This boutique suburb is home to about 570 residents, per the 2021 Census.
Property demographic data shows the predominant age group is 20-29-year-olds. About 50 per cent of households are childless couples, 34 per cent families and 14 per cent singles.
Almost 30 per cent of residents own their home outright, 26 per cent have purchased property, and 41 per cent are renters.
